When you’re looking to buy a home, it is our job, as your title company, to research the property you’re looking to buy to provide a clear history of its ownership. We examine the title, look for any liens or claims against it to provide you, the buyer, a clear title.
We may also order a survey, required by your lender, with your authorization. This survey will notify you, us and your Realtor of any problems.
In addition to these things, we also confirm that property taxes have been paid, and issue title insurance for the property. Title insurance protects the lender and/or you against lawsuits or claims against the property that result from any possible disputes over the title.
We maintain escrow accounts, which contain the funds needed to close on the home. This ensures these dollars are used only for settlement and closing costs.
We also work with the mortgage lender to gather the loan documents needed for closing. (You know, that infamous stack of papers for you to “sign here”). We work diligently to prepare the deed and all documents necessary to be in compliance with state and federal laws.
Then, we get to the part you anxiously await…the closing table. This is where the documents are explained to all parties before signing, closing costs are collected and monies distributed. As your title company, it is our job to file the new titles, deeds and other documents with the appropriate entities.
